Renting in Xalapa salley 10-29-07  
I was wondering about renting in Xalapa...

1) how do I go about this process?
2) what is available?
3) Do I have to know Spanish?

I noticed there was a section in the classifieds of this site for renting, but it seems too new to have any listings. Are there other web sites with info for renting?

We're going to be spending a year in Xalapa starting in late summer 2008. We'll need to rent a furnished place. With two children, it needs to be near the elementary school they'll be attending. So... here are my questions:
1) Is there a map of Xalapa that shows areas and describes them? (like downtown, near parks, suburb, etc.)
2) Is there a list of elementary schools in Xalapa I could access? Our sons will be 10 and 5 when we're there, so that means kindergarten and 5th grade.

You need to establish what your budget is going to be and then draw up a shortlist of areas in the location you want to rent in, avoiding less desirable areas, including those near shanty-towns and areas where crime levels and violence are or may be high. Xalapa doesn't suffer from crime the way Mexico City does.

Establish what kind of property you want and where: An apartment or house? Close to town, or out of town? Near the market and local services? Away from the crowds?

In smaller places, take time to walk around, exploring neighborhoods to get a feel for the area you may rent in. This is especially important if you'll be renting for an extended period.

Just as buying property successfully requires attention to: location, location, location - the same rule applies for acquiring good rental property.

You will need to be able to speak some Spanish to effectively rent property on an independent basis, especially in Xalapa. The less you speak Spanish, the less options you may have and you may not end up negotiating the best deal possible.

Do you think I could find a rental in Xalapa that allowed 2 dogs under 10 lbs?

I really want to move there but can't buy a house and really need a rental.

Any information would be very much appreciated.

I am looking for a place to rent for this year in Xalapa. I will be attending classes there close to Universidad de Veracruzana and would love to find a 2 - 3 bdrm place near by. Any ideas?? THANKS!!

Dear Julie,

Other than the information you have received, there is or are a couple of reputable real estate agents in Jalapa and Coatepec. Most are not reputable, but I know of two who are. They can help you with the rentals in a particular location. And it would help if you know someone here who speaks English. The real estate agent in Coatepec does. Let me know if you want to continue your plans.

Here is some more information. There is a 2 bedroom for $4,400 pesos. A one bedroom for $3,300 pesos. They are in the same complex and are furnished. They change the bed sheets once a week. The telephone number here in Xalapa is: 818-3551. Apparently there is more than one option. Just thought I would pass this on.
