Expats/retirement in Xalapa Kaye 11-17-08  
I've been researching places for a modest retirement in Mexico. Am attracted to Xalapa for its size, musical culture and natural environment. BUT - I am concerned about the increasing congestion of automobiles - which means increasing air pollution and noise!
Is this making the city less desireable to live in? I'd appreciate hearing people's perspectives on this. And, if you do find Xalapa busier/noisier than you'd like, how do you deal with it so you can still live there and experience a decent quality of life? Is it necessary to live outside the city in a surrounding town? Thanks.

Dear Kaye,

Mex. doesn't require 5 to 6 months rent in advance. The most I have heard is 1st and last month.

If the landlord indicated that he or she would not return the damage deposit, you can legally stay in the apartment until your money deposited runs out. So you would get full benefit from your deposits. Laws are different here than in the States or Canada. I have known people who have stayed in a house or apartment for months and never paid a dime. Morally this is not acceptable, but the law does is not in a hurry to evict the tenant. Sad but true.

While my timeline to relocate is a little way off - early Oct. '09 - I would like to get some answers to a question that would impact my lifestyle. I would want to continue participating, as a very amateur violist, in playing with others. I play in an amateur community orchestra here in Vancouver and have got together with friends to play chamber music. I need to know if that kind of thing is available there in Xalapa. Yes, there is a great classical (and other) music scene, I know. But, do adults, young and older, have a venue to get together to play? I'd really appreciate getting an e-mail address for the well-known music school at The University of Veracruz(?) because they'd know. I'd be able to communicate in Spanish. In my reply I mentioned the requirement of 6-12 months rent deposit in ARGENTINA - I meant GUADALAJARA. That's a bit more relevant to Xalapa!

Thanks for your reply with helpful information. The bus service sounds wonderful - perhaps better evening service than I have here in south-east Vancouver!
You know, I would expect to pay a month's rent as a damage deposit, which should be returned if all is well when one leaves. What concerned me was the possible need, as in Argentina (so I've heard), to have to give 6 months or even 12 months rent up-front if you aren't employed, even if you have residency based on your adequate income. Frankly, I think an assured pension might provide more security for a landlord than a job these days! I think we're all watching inflation levels pretty closely, eh?

Hi Kaye,

A great alternative to actually having to live in the city of Xalapa, is the fact that you have towns like Coatepec and Xico right next door.

Coatepec has many amenities that you'll enjoy, without the amount of people. It's only ten minutes or so from Xalapa, so you get the convenience and added events there.

Xico is another small town that has a lot of character, and, again, is only 20 minutes from Xalapa. Xico has the Cascada de Texolo waterfalls (you'll remember these from the movie "Romancing the Stone").

If you are looking for the benefits of Xalapa's culture without the constant noise and traffic (which doesn't seem to be unusual to me), then these are great alternatives.

Thanks for your reply to my enquiry. My concern with living in Coatepec is that I wouldn't have a car. Would I get in to Xalapa easily and home again, especially in the evenings? I'd want to attend concerts as well as undertake day activities. Don't want a 'suburban' lifestyle, though I have no wish to be 'in the middle of it all', either!
Another area I'd appreciate info' on concerns renting. If you have an assured monthly income do you have to have guarantor in order to rent or provide a number of months rent up-front?

Buses run on a regular schedule from Xico or Coatepec late into the night. I used to take the bus all the time and found it a pleasure.
Of course it depends on who you rent from as to whether you will pay first month rent. But this is usual. You might try getting in contact with a real estate agency when you get here or you can contact Yolanda at ecomania.info or info@ecomania.info. She is in Coatepec and deals with sales and rentals in Coatepec and the surrounding area. She speaks good English, also.

You know, I just noticed on Wikipaedia that Xalapa has a MUNICIPAL orchestra! Would you have any leads on finding out if that is an orchestra an amateur violist might be able to play in?
I do appreciate your efforts and also the info' you left on the winter climate in Xalapa. I would hope not to have the muscle/bodily ache I'm experiencing this winter in Vancouver, BC!

My wife and I are coming down to Xalapa (with side trip to Veracruz)for a couple of months mid-Jan to mid-Mar. Any tips on clean, inexpensive places to stay? Hostels ok. Maybe a 1 br house/apt to rent in Xalapa for a month or 6 weeks. And a hostel/hotel in Veracruz. Thanks much.

I completed a 4 week intensive TESOL course at St. Michael's College last summer in Burlington, Vermont; am a long-time high school and college Spanish teacher, speak Spanish fairly well. I am thinking of retiring to Xalapa. Myu husband is from tres valles VER. I am looking for a guiet life maybe outside of Xalapa. I plan to retire early and my husband will still be working. He worked in construction years ago in his hometown. Do you think there will be any work for him? He is not the retiring type. Also can you tell me how severe the mosquitoes are?

Please tell more about how the transportation situation is in Xalapa? I do not want to have to buy a car nor fight with traffic and noise. So is Xalapa out of the question as a possible retirement place for a single woman?? Also - what is the weather like around Christmas time? I am thinking of visiting then!

It's great you're still thinking of me! An ESL teacher-trainer this morning of my class raved about Xalapa! She's spent time in various parts of Mexico, liked Morelia, which I mentioned but really was enthusiastic about Xalapa. Would getting an e-mail address for the music department at the University of Veracruz that deals with general enquiries be an idea? I could communicate in Spanish. Thanks again.

We have lived in Lake Chapala since 2005 and want to spend a month (probably September 2009) in and around Xalapa. I tried emailing one of the posted contacts for available rentals but have not received any answer. I did get one reply from a man who had a place for $1400 (American) a month----He must have thought we were flying in on our private jet and would pay anything for shelter. Help anyone?

Finally got some information for you. I visited the music center of UV and the director is Rafael Toriz. The telephone number to the dept. is 228-818-7662. You may be able to reach him by e-mail rtoriz@uv.mx with an accent over the "i" in toriz.

Hope this leads you in the right direction. The main e-mail address for the unversity is uv.mx/.

You can get good info. from ecmania.info. The owner has many possibilities and will be glad to help you. $1,400 per month is abit steep. I am sure you could rent an house for $450.oo per month and a 3 bedroom at that. Contact Yolanda at ecomania and she will be able to help. She also deals with homes for sale.

If you are thinking about Xalapa or Coatepec, you don't have to worry about transportation. Buses are plentiful and taxis are up and down the streets 24 hours a day. So no problem getting around once you learn the routes.

Your husband can find work, but not at the labor rates found in the U.S. Labor is much cheaper here. Perhaps he could align himself with a good realtor and build homes in the area. Or he may be in another field of construction. Either way, don't expect the monetary return you find in the States.
Mosquitoes are not too bad depending on keeping containers covered or dry. There is a little bug like a sand flea that bites and itches for hours. But a skin lotion called Auton keeps them away. Better than OFF.
Either Coatepec, Xico, or Teocelo are places where foreigners settle besides Xalapa. There are other small towns also.
